1. Definitions

• "Service" — the property rental facilitation, concierge support, and related services provided by Meranti Homes.
• "User" / "You" — any individual accessing the Meranti Homes website or engaging with our services.
• "We / Us / Our" — Meranti Homes, operating from 55 Jalan Sultan Ismail, 50250 Kuala Lumpur, Malaysia.
• "Property" — any residential unit listed or managed by Meranti Homes.
• "Tenancy Agreement" — the formal written rental contract executed between a tenant and the relevant property owner, facilitated by Meranti Homes.
• "Content" — all text, images, descriptions, and materials published on our website.

2. Acceptance of Terms

By accessing our website or engaging our services, you confirm that you are at least 18 years of age and have the legal capacity to enter into binding agreements under Malaysian law. If you do not accept these Terms in full, please do not use our website or services.

3. Service Description

Meranti Homes facilitates the rental of residential properties in Kuala Lumpur, Malaysia, across three tiers: City Studio Suite, KL Heritage Terrace Home, and Twin Tower Penthouse. Our services include property listings, viewings, tenancy agreement coordination, move-in preparation, and concierge support.

In most cases, Meranti Homes acts as a property agent and manager, not as the landlord. The formal tenancy relationship is between the tenant and the property owner as documented in the Tenancy Agreement. Service availability is subject to property availability and may vary.

4. Enquiries and Viewings

Submitting an enquiry through our website or by telephone does not constitute a reservation or commitment on either side. Viewings are arranged at the mutual convenience of the tenant and Meranti Homes team. No tenancy is created until a formal Tenancy Agreement has been signed by all relevant parties.

5. User Responsibilities

Acceptable use of our website:

• You may use the website for lawful purposes only.
• You must not submit false, misleading, or fraudulent information.
• You must not attempt to disrupt or interfere with the website's functionality.
• You must not reproduce or redistribute our content without written permission.

During tenancy (if applicable):

• Tenants are responsible for the property and its contents during the rental period.
• Properties must be used for residential purposes only unless otherwise agreed in writing.
• Tenants must comply with all building rules and relevant Malaysian laws.
• Damage beyond fair wear and tear may be deducted from the security deposit.

6. Intellectual Property

All content on this website — including text, property descriptions, photographs, and branding — is the property of Meranti Homes or its licensors. You are granted a limited, non-exclusive licence to access and view this content for personal, non-commercial use only.

You may not copy, reproduce, distribute, or create derivative works from our content without prior written consent.

7. Payment and Fees

Monthly rental prices are stated in Malaysian Ringgit (RM) and are current at the time of listing. Meranti Homes reserves the right to update pricing; any confirmed tenancy will be governed by the price agreed in the Tenancy Agreement.

Security deposits:

A refundable security deposit is required for all properties. The amount is stated during the enquiry and confirmed in the Tenancy Agreement. Deposits are returned within the timeframe specified in the agreement, subject to property condition assessment.

No agent fees to tenants:

Meranti Homes does not charge additional agent fees to tenants beyond the stated rental price and deposit, unless otherwise disclosed in writing before signing.

8. Service-Specific Terms

Minimum rental period:

All properties are offered on a monthly basis. The standard minimum rental period is one calendar month. Extended or customised terms may be arranged and will be documented in the Tenancy Agreement.

Concierge and ancillary services:

Concierge services, butler arrangements, personal driver access, and similar ancillary services are provided as described for each property tier. These are facilitated by Meranti Homes and are subject to availability. They do not constitute a guarantee of any specific outcome.

Corporate invoicing:

Corporate invoicing arrangements can be discussed prior to agreement. Invoicing terms must be agreed in writing before the tenancy commences.

9. Disclaimers

Our website and services are provided on an "as available" basis. While we take reasonable care to ensure the accuracy of property information, we do not warrant that all details are free from error at all times. Property photographs are representative; minor variations may exist.

Meranti Homes does not provide legal, financial, or investment advice. Nothing on this website should be interpreted as such.

10. Limitation of Liability

To the extent permitted by Malaysian law, Meranti Homes shall not be liable for any indirect, incidental, or consequential loss arising from your use of our website or services. Our total liability in connection with any claim shall not exceed the amount paid by you to Meranti Homes in the month preceding the claim.

We are not liable for events beyond our reasonable control, including natural disasters, utility disruptions, or building management decisions.

11. Indemnification

You agree to indemnify and hold harmless Meranti Homes, its directors, staff, and representatives from any claims, losses, or expenses arising from your breach of these Terms or your misuse of any property or service.

12. Termination

Meranti Homes may suspend or terminate access to its services where a user has breached these Terms or engaged in conduct that is unlawful or harmful to the business or other parties.

Termination of a tenancy is governed by the Tenancy Agreement and applicable Malaysian tenancy law.

13. Dispute Resolution

These Terms are governed by the laws of Malaysia. In the event of a dispute, we encourage parties to seek resolution informally in the first instance by contacting us at [email protected].

If informal resolution is not achievable, disputes shall be subject to the jurisdiction of the courts of Kuala Lumpur, Malaysia.

14. General Provisions

• Entire Agreement: These Terms, together with any Tenancy Agreement, constitute the full agreement between the parties regarding the subject matter.
• Severability: If any provision is found unenforceable, the remaining provisions continue in full effect.
• Waiver: Failure to enforce any provision does not constitute a waiver of that provision.
• Assignment: You may not assign your rights under these Terms without our written consent.

15. Changes to These Terms

We may revise these Terms from time to time. The "Last Updated" date at the top of this page reflects the most recent revision. Continued use of our website or services after any update constitutes acceptance of the revised Terms.
